Stamp Duty Land Tax (SDLT) uses progressive marginal bands — similar to income tax. You pay each rate only on the portion of the purchase price within that band, not on the entire price. The table above shows exactly how each pound is taxed.
Current standard SDLT rates (April 2025, England & Northern Ireland):

The non-UK resident surcharge adds 2% to the entire purchase price on top of all other rates. Shared ownership SDLT is calculated on the value of the share purchased. All calculations follow HMRC guidance.
